The range runs from AED 150/m² for basic ceramic to AED 1,000+/m² for natural marble with complex patterning.

A properly itemised tiling quote from a Dubai contractor breaks down eight cost components. If your quote is a single lump sum, request itemisation — you cannot compare quotes, track overruns, or negotiate intelligently without it.

The tile itself — material, format, and grade. This should specify the exact product name, size, and estimated m² including wastage allowance.

How to Get a Reliable Tiling Quote

Get three itemised quotes (not lump-sum)

Itemisation reveals where contractors are cutting costs. If one quote is 40% cheaper, the line items will show you why — usually substrate prep omitted or cheaper adhesive specified. You cannot negotiate without line items.

Specify the exact tile before quoting

Quotes based on "similar quality porcelain" are worthless. Provide the product name, format, and colour. Confirm the tile is in stock in UAE before quoting begins.

Include all provisional sums explicitly

Add a line: "Substrate levelling allowance: AED 2,000 provisional." This means the contractor has budgeted for it; if the substrate is better than expected, you get a credit. Without it, substrate issues become surprise additions.

Confirm labour rate vs. supply rate is separated

Some contractors quote supply-and-install as one rate, which makes it impossible to compare. Insist on separate material and labour rates — you may want to supply tiles yourself to control quality.

Ask about the adhesive and grout specification

The adhesive and grout choice materially affects tile longevity. For large-format tiles, flexible adhesive is mandatory. For wet areas, waterproof grout or epoxy grout should be specified in writing — not just implied.

Common Tiling Mistakes That Increase Cost

Buying tiles before measuring correctly

Always calculate net area then add 10–15% for cuts and wastage. Complex patterns (herringbone, chevron) need 15–20% extra. Running short mid-project is critical — dye lots differ between batches and colour-matched replacements are rarely perfect.

Using floor tiles on walls (or vice versa)

Many floor tiles exceed wall tile weight ratings. Wall tiles are thinner and lack the slip-resistance treatment of floor tiles. Confirm each tile's application rating before ordering. Large-format floor tiles can be used on walls with the right adhesive and support system — but must be specified correctly.

Skimping on grout quality

Premium epoxy grout costs AED 80–150/kg vs AED 20–40/kg for standard cement grout. In wet areas and kitchens, the upgrade pays for itself within 3–5 years by resisting staining, mould, and chemical damage. Standard cement grout in a shower should be resealed every 12–18 months.

Choosing tile pattern after demo starts

Herringbone, chevron, and diagonal patterns require significantly more material (15–20% wastage vs 10% for straight lay) and more labour time. Agree the pattern before demolition — discovering you want herringbone after ordering straight-lay quantities means a reorder.

Ignoring tile expansion joints

In Dubai's extreme temperature swings (40°C summer, 15°C winter), tiles expand and contract. Expansion joints every 3–4 m and silicone at all perimeters are required by UAE tile installation standards. Skipping them causes cracked tiles within 2–3 years.

Specifying tiles without checking stock

UAE suppliers often list tiles that are on order from overseas. A 12–16 week lead time on your main tile will delay every other trade. Before signing, confirm the tile is physically in the UAE warehouse.

Fluted / reeded tiles

Vertical fluted porcelain used as a full shower wall or feature column. Particularly effective with warm greige tones. Available in 60×120 cm slabs at AED 150–300/m².

Terrazzo-effect porcelain

Zellige as accent
