What We Renovate, and Who It Is For
Renovation covers a wide span in Dubai, from a two-week interior refresh before a tenant moves in to a full strip-out that leaves nothing but the structure. We work at both ends, and the honest answer about which one you need usually comes out of the site survey rather than the first phone call.
Full property renovation
Everything comes out: flooring, kitchen, bathrooms, wardrobes, ceilings and often the wiring and pipework behind them. Suited to older stock in Dubai Marina, Jumeirah, Deira and the early Downtown towers where the original 2006 to 2012 fit-out has reached the end of its life.
Partial and room-by-room
One kitchen, two bathrooms, or the flooring across the whole unit while everything else stays. Cheaper, faster, and the right call when the bones are sound. We phase the work so the property stays usable where you need it to.
Interior renovation and refresh
Finishes only: paint, flooring, doors, lighting, wardrobe fronts and sanitaryware swaps with no change to walls or MEP routes. This is the fastest route to a modern-looking unit and usually needs an NOC but no municipality permit.
Lounge and living room renovation
Media walls, gypsum ceilings with cove lighting, feature panelling, built-in storage and floor replacement. A lounge renovation is the highest-visibility square metre in most Dubai apartments and often the best value per dirham spent.
Landlord and pre-rental refresh
Targeted work that moves the rent, not the whole budget: kitchen fronts and worktop, bathroom retile, full repaint and new flooring. Programmed to fit between tenancies so the unit is back on the market quickly.

The Renovation Process, Start to Finish
Nine stages. You commit money to construction only at stage three, once the drawings, the material samples and the fixed price are all in front of you.
Site Survey and Brief
We visit the property, measure every room, photograph the existing condition and check ceiling voids, MEP routes and wet-area build-ups. We also ask your budget openly, because a renovation priced against a real number is the only kind that finishes on plan.
Design and Specification
Layouts, material palette, 3D visuals of the main rooms, then the technical set: electrical and lighting points, joinery elevations and finishes schedule. Nothing is ordered until you have signed off the drawings and the samples.
Fixed Scope and Quotation
A line-by-line scope with named products, quantities and written exclusions, priced as a lump sum. Vague scopes are the single biggest cause of renovation disputes in Dubai, so we pin the detail down before you sign.
NOC and Permits
We assemble the drawings, our trade licence and insurance, and lodge the building or community NOC. Where the work touches walls, wet areas or MEP points we run the Dubai Municipality, DDA or Trakhees permit in parallel.
Protection and Demolition
Lift lobbies, corridors and retained finishes are protected first, then strip-out runs inside the working hours your building allows, with debris removed by the agreed route. Concealed defects are photographed and reported the same week.
MEP First Fix
Plumbing, drainage, electrical containment, lighting circuits, data and AC alterations installed and tested before anything closes up. Wet areas are tanked and flood-tested for 24 hours and signed off before tiling starts.
Finishes
Screeds, tiling, marble, gypsum ceilings, cornices, wall finishes and paint. This is the longest phase on almost every project and the one where good sequencing between trades saves or loses two weeks.
Joinery and Second Fix
Kitchen cabinetry, wardrobes, vanities, media units and doors installed, then sanitaryware, switches, sockets, light fittings and ironmongery. Made-to-measure joinery is templated on site once the walls are true, never ordered blind.
Snagging and Handover
We snag the property ourselves and close our own list first, then walk it with you and close yours. Handover includes warranties, paint codes, as-built drawings, a deep clean, and reclaiming the community deposit on your behalf.

Dubai Approvals: What Is Really Required
Dubai runs two layers of permission, and most delays we see on other people's projects come from underestimating them. Renovel prepares and submits both as part of the scope.
Layer one: the NOC
A no objection certificate from the building management, facilities manager or master developer is needed for virtually any work in an apartment or community villa, cosmetic jobs included. Emaar, Nakheel, DAMAC and most FM companies run their own portals for this.
The pack normally includes renovation drawings, the contractor trade licence, third-party liability insurance, worker lists and Emirates ID or title deed. Review typically takes about 5 to 7 working days.
Expect conditions attached: permitted working hours, lift booking slots, protection standards, waste routes, and a refundable security deposit that can run from a few thousand dirhams up to AED 20,000 to 50,000 in premium communities. It comes back after the completion inspection.
Layer two: the authority permit
On top of the NOC, a building modification permit is required when the work is more than skin deep: removing or adding walls, moving plumbing or drainage, adding or relocating electrical points, changing anything inside a wet area, altering ceilings that carry MEP, or relocating AC.
Which authority depends on where the property sits. Dubai Municipality covers most of the city through the BPS portal, which only a registered engineering consultant can submit through. Trakhees covers Palm Jumeirah, Jebel Ali and other PCFC areas. The Dubai Development Authority covers Business Bay and the TECOM districts.
Municipality review commonly runs 10 to 12 working days, with straightforward interior modifications approved in around two weeks and structural work taking four to six. Budget roughly AED 2,000 to 6,000 in authority fees for a typical residential modification, plus consultant drawings.
The cost of skipping it. Unapproved work draws fines that can reach AED 50,000, a stop-work order, forced reinstatement at your expense and forfeiture of the community deposit. Commercial premises carry a further requirement: Dubai Civil Defence approval is always needed for offices and shops, and it runs alongside the planning authority rather than instead of it. How Long Renovation Takes
These are on-site durations. Design, approvals and procurement typically add another four to eight weeks in front of them, and that front end is where most Dubai projects slip.

A building management or master developer NOC is required for practically any work inside a Dubai apartment or community villa, including paint-only jobs, and typically takes about 5 to 7 working days. A Dubai Municipality building modification permit is required on top when you move or add electrical and plumbing points, alter or remove walls, change anything in a wet area, or relocate AC.
