A studio reads bigger when the zones are separated by ceiling detail, lighting circuits, a rug edge or a joinery return rather than by a wall. Every partition you avoid is floor area you keep.
Build storage to the ceiling

Materials Chosen for Dubai Tower Living
Dubai apartments sit between two extremes. Outside, 45C summers and coastal humidity of 70 to 90 percent. Inside, air conditioning holding relative humidity at 30 to 40 percent. Panels and timber cycle between those states constantly, which is why specification copied from a European scheme fails here within two or three years.
Board grade for coastal towers
Marine-grade plywood and moisture-resistant MR-MDF in wet zones and in seafront buildings across Dubai Marina, JBR and Palm Jumeirah. Standard board swells at the joints once it takes on humidity, and the hinge fixings follow.
Flooring that suits a leased unit
Large-format porcelain, engineered oak or high-grade SPC. In rented apartments we favour finishes that lay over the existing floor and lift out cleanly, so the deposit is never in question.
Balcony and glazing exposure
Full-height west-facing glazing in a Dubai tower puts real UV on fabrics and timber. We specify UV-stable upholstery, solar-control or dual-layer window treatment, and finishes that will not fade in bands.
Paint and wall systems
Washable, moisture-tolerant paint systems in kitchens and bathrooms, and micro-cement or panelling for feature walls where a painted finish would mark within a year.
Curtains, tracks and blackout
Recessed curtain pelmets set out before ceiling closure, blackout linings in bedrooms, and motorised tracks in penthouses where the drop is beyond reach.

Building Approvals and Tower Rules
An apartment project in Dubai is governed by the building before it is governed by the authority. Getting this wrong is the most common cause of a delayed start.
FM No-Objection Certificate
Almost every managed tower requires a written NOC from the facilities management company before works begin, supported by drawings, contractor trade licence, insurance and a refundable deposit. Turnaround is commonly 1 to 3 weeks and longer over holiday periods.
Master developer permits
Emaar, Nakheel, DAMAC and Dubai Properties operate their own community permit processes on top of the building NOC, with their own fee scales and drawing formats.
Dubai Municipality for structural work
Removing or altering anything structural, moving a wet area, or changing MEP beyond like-for-like replacement takes the project into Dubai Municipality permit territory rather than a simple building NOC.
Working hours, lifts and debris
Most towers restrict noisy work to weekday daytime hours, require the service lift to be booked and protected, and specify how debris leaves the building. These rules shape the programme, so we plan around them from day one.
Realistic Timelines
Design alone runs 5 to 9 weeks from brief to a signed technical set. A studio or 1-bedroom typically completes in 2 to 4 months in total and a 2 to 3 bedroom apartment in 4 to 6 months.
