When a Made to Measure Sofa Is the Right Answer
Showroom sofas are designed around shipping containers and average rooms. Dubai living rooms are rarely average: an open-plan apartment with a structural column, a villa majlis that has to seat fourteen along three walls, a Marina flat with a 5.2m window wall and a 2.6m usable run beside it. A custom sofa is built to the room instead of the room being arranged around the sofa.
The second reason is construction. Most sofas sold in the region at the AED 4,000 to 6,000 mark use a stapled softwood frame, webbing and 20 to 25 kg foam. They feel fine in the showroom and flatten within two years. Building to measure lets you specify a kiln-dried hardwood frame, sinuous springs and high-resilience foam at 35 to 40 kg, which is the difference between a sofa that lasts three years and one that lasts twelve.

2 and 3-Seat Sofas
Classic two and three-seat sofas in any dimension. Standard depth, deep-seat or slim-profile, built to fit your living room and the way you actually sit in it.
L-Shape and Corner Sofas
L shape sofas built to your exact corner. Left or right-hand chaise, any seat depth, with the return sized so it does not block a walkway or a balcony door.
Sectional and Modular Sofas
Individual modules that can be rearranged or moved separately. Built for large villa living rooms and open-plan apartments where one welded frame will not get through the door.
Majlis Seating

Custom Sofa Prices in Dubai (2026)
Sofas are priced by size and by material, because those are the two things that actually consume money. A three-seat sofa uses 12 to 18 metres of fabric, so the difference between a performance weave at around AED 120 per metre and a designer cloth at AED 400 changes the total by thousands before any labour is counted. These ranges include the frame, foam, suspension, fabric, delivery and placement.

What pushes the price up
- Leather over fabric, which adds 40 to 70 percent because hides are cut individually and yield less per square metre
- Patterned fabric, which needs repeat matching and can add 20 to 30 percent to the metreage consumed
- Curved and radiused fronts, which need a laminated frame rather than a straight rail
- Channelling, deep buttoning and hand-tied detailing, all of which are bench hours rather than material
- Feather-down cushion wraps and separate seat and back specifications

Getting the Dimensions Right
The point of made to measure is that you choose these numbers instead of inheriting them. We tape the footprint out on your floor before anything goes into production, so you can walk around it rather than judge it from a drawing.

How the Sofa Is Built, and What Goes Into It
Everything that determines how a sofa ages is hidden under the fabric. Here is what we specify, and why each choice matters in a hot, humid, heavily air-conditioned climate.
Frame
Kiln-dried hardwood, corner-blocked, glued and screwed rather than stapled. Kiln drying matters in the UAE: a frame built from timber that has not been dried properly will move once it sits in an air-conditioned room.
Suspension
Sinuous steel springs or elasticated webbing depending on the profile. Webbing gives a softer, lower sit. Springs give firmer, longer-lasting support under heavier use and are what we specify for majlis and commercial seating.
Seat foam
High-resilience foam at 35 to 40 kg per cubic metre for seats, wrapped in polyester fibre or a feather-down jacket. Quality HR foam holds its shape for 8 to 15 years. Cheap 20 to 25 kg foam flattens inside two years and is the reason budget sofas sag.
Back and arm fill
Softer foam or fibre in the backs and arms, so the sofa is supportive where it carries weight and yielding where it does not. A sofa built with one foam density throughout always feels wrong.
Fabric selection
Performance weaves with a high Martindale rub count for family use, velvet and boucle where the look leads, leather where it will take daily wear. All chosen for UV stability, since Dubai light through a west-facing window fades a poor dye fast.
Leather in a dry room
Heavy air conditioning pulls moisture out of hide. We specify full-grain or top-grain with a protective finish rather than a thin corrected split, and hand over a conditioning schedule at delivery.
Stitching and detailing
Piping, double-needle topstitch, channelling, buttoning or a plain clean edge. Pattern matched across cushions and back panels so the line runs through rather than jumping at every seam.
Legs and base
Solid timber, powder-coated steel or brushed brass, with felt pads for marble and porcelain floors. Removable legs where the access dimension is tight.

Samples and fixed quote
Fabric and leather samples in your hand, a foam sample to press, and a line-by-line quote naming frame timber, foam density and suspension type.
Frame and upholstery
Frame built and corner-blocked, suspension fitted, foam cut and wrapped, fabric cut with pattern matched, then hand-finished at the bench in Al Quoz.
Quality check

The survey records the lift car dimensions, the stair turn, the apartment door width and any tight corridor, and if the finished piece will not pass as one unit we build it as a modular sofa with concealed connectors so it assembles inside the room. This is a routine issue in Dubai towers, where service lifts are often smaller than the sofa a room can comfortably hold.
Should I choose fabric or leather for a Dubai apartment?

Performance fabric suits most homes here. It is cooler to sit on, easier to clean, and modern stain-resistant weaves handle family use well. If the frame of the existing sofa is sound, recovering it through our upholstery workshop is often the cheaper route, and we will tell you which of the two makes more sense once we have seen it.
