Brief and Feasibility

We start with covers, service style, average spend, menu and kitchen requirement. That set of numbers decides the seating density, the kitchen area and the extraction strategy before any mood board exists.

Site Survey and Landlord Constraints

We measure the shell, locate risers, slab drops, drainage points, gas provision, chilled water and the landlord power allocation. In malls we pull the tenant fit-out manual first, because it dictates shopfront line, ceiling zones, signage and approved contractors.

Concept and Space Planning

Mood direction, material palette and a plan that balances covers against comfort. We set out circulation for guests, runners and back of house so service does not cross the guest path more than it has to.

We coordinate the kitchen consultant or supplier equipment schedule against the extraction, gas, drainage and power design. Kitchen equipment is normally a separate client supply, so we align our programme to its delivery dates.

Fit-Out on Site

Demolition, blockwork, MEP first fix, waterproofing to wet areas, ceilings, joinery installation, flooring, finishes, second fix and commissioning, sequenced so the inspection-critical trades finish first.

Inspection, Snagging and Handover

We attend the Food Safety and Civil Defence inspections, close snags, hand over as-built drawings and the finish schedule, and support you through soft opening.

What Restaurant Interior Design Costs in Dubai

F&B fit-out in Dubai is priced per square foot of leased area, and the concept drives the rate far more than the address does. The table below shows 2026 market ranges for the interior works. Kitchen equipment is almost always a separate client supply.

Kitchen equipment adds AED 150,000 to 500,000 or more depending on the menu. Authority fees add roughly AED 6,500 to 39,000 across the fit-out permit, food safety permit and Civil Defence NOC. Approvals: The Part That Actually Sets Your Opening Date

Most F&B projects in Dubai that open late do not fail on construction. They fail because a kitchen layout was drawn before anyone checked whether the extraction could reach the roof, or because the grease trap had nowhere to go. We resolve these six items at drawing stage, not on site.

Fit-Out Permit

The building permit that authorises the physical works: partitions, MEP alterations, kitchen construction and ventilation. Issued by Dubai Municipality, DDA or Trakhees depending on which authority governs your address. Budget roughly AED 1,000 to 12,000 by outlet size.

Dubai Municipality Food Safety Permit

A separate approval from the fit-out permit. It reviews kitchen zoning and flow, cold chain, hand wash provision, surface finishes, pest control, waste handling and grease trap installation against HACCP-based hygiene standards. Typically AED 1,500 to 5,000, and it must be cleared before the food trade licence is issued.

Kitchen Extraction and Ductwork

All cooking-line extraction must discharge above roof level, and the duct is generally required to terminate at least 2m above the nearest building to avoid odour nuisance. Heavy grease cooking usually needs an electrostatic precipitator and carbon filtration. The kitchen must run at negative pressure with a fresh air handling unit supplying make-up air.

Grease Trap and Drainage

Every drain from the cooking and wash areas must pass through an approved grease trap before it reaches the sewer. Grease trap sizing, location and access are submitted as part of the kitchen layout, and retrofitting one into a slab after tiling is one of the most expensive mistakes in an F&B fit-out.

Dubai Civil Defence NOC

Covers the kitchen hood suppression system, heat detection in the kitchen, fire alarm and emergency lighting, sprinkler modification and the connection to the smart monitoring system. LPG gas systems carry their own approval. Expect roughly AED 4,000 to 22,000 depending on size and cooking method.

Mall and Landlord Fit-Out Manuals

Emaar, Majid Al Futtaim and the other mall operators each issue a tenant fit-out manual that prescribes shopfront line, ceiling and service zones, signage rules, working hours, hoarding and in some cases an approved contractor list. Tenant coordination review normally takes 5 to 10 working days per submission, and drawings go to the authority only after the landlord approval and NOC are in hand.

Materials Specified for Commercial Wear and UAE Conditions

A restaurant interior takes more abuse in one year than a home takes in ten. Add Dubai conditions, 45C summers, coastal humidity and permanent air conditioning cycling the moisture content of every timber panel, and residential-grade specification simply does not survive. These are the choices that decide how the room looks in year three.

Flooring built for service traffic

Large-format porcelain, terrazzo or R10 to R11 slip-rated tile in circulation and wet zones. Timber-look porcelain gives the warmth of wood without the water and trolley damage that finishes real timber in a year of service.

Commercial-grade upholstery

Fabrics rated at 50,000 Martindale rubs or higher with stain-repellent treatment, or performance vinyl and leather on banquettes. Removable seat pads make deep cleaning and reupholstery possible without pulling out the joinery.

Joinery specified for wet and hot zones

Moisture-resistant board carcasses, solid or metal-edged nosings on counter fronts, stainless plinths at kick level, and stone or solid surface tops at the bar and pass where spillage is constant.

Surfaces the food safety inspector accepts

Back of house needs smooth, impervious, light-coloured and easily cleanable wall and floor finishes with coved junctions. Decorative finishes stop at the kitchen door for a reason.

Outdoor materials for UAE conditions

Powder-coated aluminium or FSC teak frames, solution-dyed acrylic fabric, stone or porcelain that stays walkable at 45C, and stainless fixings on coastal terraces where salt air attacks untreated steel within a season.

Acoustics and lighting

Acoustic ceiling rafts, perforated panels and soft finishes to hold conversation levels down, plus dimmable layered lighting so the same room reads bright at lunch and low at dinner. Both are routinely value-engineered out and both are noticed by guests.

From signed brief to soft opening, a cafe typically takes 3 to 4 months and a fine dining venue 6 to 9 months. Approvals overlap procurement and early site works where the landlord allows enabling works, which is where most of the recoverable time sits.

Do you work as restaurant interior design consultants only, or design and build?

Can you handle a restaurant rebrand or refurbishment of a trading venue?

Yes. Rebrands and refurbishments are a large share of our F&B work: changing the concept, replacing finishes and joinery, reconfiguring the layout for better service flow, or upgrading a kitchen that has outgrown the menu. Where the venue must keep trading we phase the works, run night shifts where the landlord permits it, and hoard the active zone.
