Move Permits by Dubai Developer

There is no single Dubai moving permit. Your building management or master developer issues the approval in its own portal or app, on its own timetable, with its own deposit. Tell us the building at enquiry stage and we start the paperwork the same day. These are the patterns we see most often.

The document pack is broadly the same everywhere: tenancy contract or title deed, Emirates ID, the moving company DED trade licence, a goods-in-transit insurance certificate, and the truck plate numbers. Some towers also ask for a crew list. The deposit is held against damage to lifts and common areas and is normally refunded 7 to 14 working days after the building inspects, which is why we protect lift cars, door frames and lobby floors before the first item moves.

What Each Part of Dubai Means for Your Move

The address changes the job more than the volume does. Here is what we plan for, district by district.

Dubai Marina, JLT and JBR

Tall, dense and permit-heavy. One goods lift often serves forty or more floors, so the slot you are given is the move. Podium loading bays are shared and time-limited. In JLT the DMCC approval clears in about three days, which is faster than most, but the lift queue at month end is the real constraint. Book the morning slot: by afternoon the lift is running behind.

Downtown Dubai and Business Bay

Emaar towers around Burj Khalifa commonly restrict moves to 9am to 5pm on weekdays with no weekend slot, and access is through the basement rather than the front. Basement clearance is often around 2.1 to 2.2 metres, so a high-roof box truck cannot always go down. When that happens we park on the ramp or service road and shuttle in, which is planned into the quote rather than discovered on the day.

Palm Jumeirah

Everything arrives and leaves along one trunk road, so timing is the whole game. Frond villas have narrow driveways with limited turning room and shoreline apartments need Nakheel approval plus gate registration of the vehicle and the crew. We register plates before the day so nobody sits at the barrier.

JVC, Discovery Gardens, Al Barsha and Al Furjan

Low-rise blocks of four to six floors, and a good number have no goods lift at all. Carry-down distance, not driving distance, drives the price here. It also decides crew size: a fourth-floor walk-up with a solid-wood wardrobe is a four-man job, not two.

Deira, Bur Dubai, Al Karama and Satwa

Older stock with narrow stairwells, tight landings and on-street loading in areas where parking is scarce. Some buildings still have watchman-level access control rather than a formal permit portal, which is quicker to arrange but means the loading spot needs to be agreed with the building in person. We send a crew that has done these streets before.

Villa communities and gated estates

Arabian Ranches, The Springs, Emirates Hills, Dubai Hills, Mirdif and Al Furjan work through community security rather than tower facilities management. Vehicle and crew details are registered at the gate in advance, volumes are far larger, and garden furniture, appliances and outdoor storage add a truck. Villa moves are usually planned as one long day with a bigger team.

Timing, Traffic and Tolls

A Dubai move is scheduled around three clocks at once: the building lift slot, the road, and the calendar. Getting them to line up is most of the planning.

The lift slot decides the day

A booked goods lift is a window, not an open door. Miss it and the next available slot in a busy Marina or Business Bay tower can be days away. We take the earliest slot offered and load the truck to match the order things need to come out.

Salik and the road

Dubai toll gates charge AED 6 plus 5 percent VAT at peak, 6am to 10am and 4pm to 8pm, and AED 4 plus VAT off-peak, with no charge between 1am and 6am and a flat AED 4 rate on Sundays. Tolls are already inside your fixed price, but leaving inside a peak window also costs you an hour of daylight.

Month end is the crunch

Tenancies in Dubai turn over on the same handful of dates, so trucks, crews, lift bookings and permit queues all compress at the end and start of the month. Book 3 to 5 days ahead for an apartment, 7 or more for a villa, and two weeks if your date falls in that window.

In almost every managed tower and gated community, yes, and security will turn the crew away without it. Typical lead time is about 3 days in DMCC towers in JLT, 3 to 5 working days for Nakheel, DAMAC, Dubai Properties and Azizi, and 5 to 7 working days in Emaar and Sobha buildings. Do you book the service elevator, and what hours can we move?

We book it, normally 48 hours ahead, at both the old and the new address. Most Dubai towers permit moves between 8am and 7pm on weekdays. Emaar buildings are commonly 9am to 5pm with no weekend slot, DAMAC often runs to 7pm, and Friday, public holiday and evening moves are restricted in most communities. Because the goods lift is a booked slot rather than an open door, an apartment move is really a race against that window, which is why we start early.

Can you move villas in Arabian Ranches, The Springs and Dubai Hills?

Yes, villa moving is a large part of what we do in Dubai. Gated communities work through community security rather than tower facilities management, so we register the truck plates and the crew at the gate ahead of the day. Villa moves carry far more volume than an apartment: garden furniture, appliances, outdoor storage, bicycles and often a store room nobody has opened in three years. We survey first, then send the right number of trucks and crew to finish in one day.

Do you do office moves in DIFC, Business Bay and the free zones?

Yes. Office moving in Dubai adds a layer: the free zone or building fit-out desk usually wants its own approval alongside the standard move permit, and most towers will only allow a commercial move outside business hours. We run office moves on Friday evenings and over the weekend so desks, pedestals, meeting tables, safes, storage and IT equipment are in place and rebuilt before Monday morning. Server and network disconnection is coordinated with your IT provider.

What is the best day and time to book a move in Dubai?

Mid-month, mid-week and early morning. The last three days of a month and the first three of the next are when tenancy contracts turn over, so trucks, lift slots and permit queues all compress at once. Early starts also cut Salik cost and traffic: Dubai toll gates charge AED 6 plus VAT at peak, between 6am and 10am and again between 4pm and 8pm, AED 4 plus VAT off-peak, and nothing at all between 1am and 6am. We fold tolls into the fixed price, but the traffic still costs you hours if the truck leaves at the wrong time.
