Every wall, ceiling drop, window reveal, service riser, and slab level recorded. Developer drawings in Dubai are frequently out by enough to matter once joinery is being made to millimetres.

Physical samples of stone, tile, timber veneer, lacquer, fabric, and hardware presented together in daylight, then written into a room-by-room schedule with supplier and code.

Joinery and Furniture Design

Wardrobes, kitchens, media walls, vanity units, headboards, and dressing islands drawn to your dimensions, plus a loose furniture layout with dimensions checked against circulation.

Technical Drawings and Approvals

Floor plans, ceiling and lighting layouts, electrical and data points, wet-area setting out, and joinery elevations. Where the work is structural or touches wet areas we prepare the developer NOC and the Dubai Municipality submission.

What Residential Interior Design Costs in Dubai

Two numbers matter and they are routinely confused. The design fee pays for the planning, the drawings, and the specification. The build cost pays for materials, joinery, and labour. Dubai studios structure the design fee in one of three ways.

Approvals for a Home Renovation in Dubai

Residential approvals in Dubai are lighter than commercial ones but they are not optional, and they catch owners out because the requirement depends on the community as much as on the work. We confirm the route at survey stage and handle the submissions.

Developer or master community NOC

Emaar, Nakheel, Dubai Properties, and other developers issue a no objection certificate before renovation works begin, with their own rules on working hours, contractor registration, insurance, and material movement.

Building management approval

Apartment projects need the tower management sign-off covering lift bookings, service route, waste removal, noise windows, and deposits. This is often the slowest item on a small apartment project.

Dubai Municipality permit

Required where the work is structural, alters wet-area layouts, or changes the approved MEP. Drawings are submitted through the BPS portal, and cosmetic work generally does not need it.

Trakhees and free zone areas

Properties in Dubai World communities such as Palm Jumeirah and Jebel Ali fall under Trakhees rather than Dubai Municipality, with a separate submission route and its own conditions.

DEWA and Civil Defence where triggered

Load increases, meter changes, and any work touching a sprinkler head, smoke detector, or fire-rated element bring DEWA and Dubai Civil Defence into scope.

Materials Specified for UAE Homes

Dubai puts two opposing stresses on a home. Outdoor temperatures run above 45C for much of the year with coastal humidity of 70 to 90 percent, while air conditioning holds indoor humidity at 30 to 40 percent. Panels and timber cycle between those states every time a door opens. Specification copied from a European scheme is why wardrobe doors drop, veneers lift, and glue lines fail inside three years.

Board grade for wet and coastal zones

Marine-grade plywood in vanity carcasses, shelves near wet areas, and any joinery in a seafront property. Standard furniture-grade MDF swells at the joints and loses its hinge fixings once it takes on moisture.

Moisture-resistant MDF where MDF fits

Green or blue core moisture-resistant board costs around 10 to 15 percent more than standard and remains the right choice for machined and painted door fronts.

Solid timber used selectively

Timber moves between 30 to 40 percent conditioned humidity indoors and 70 to 90 percent outdoors, so we use it for frames, edges, and detail rather than wide panels that can gap or split.

Stone and porcelain for light and heat

Large-format porcelain and natural stone handle UV through full-height glazing and the temperature swing at terrace thresholds better than most timber flooring.

Paint and wall systems for humidity

Anti-fungal and moisture-tolerant systems in bathrooms and kitchens, and micro-cement or plaster finishes specified with the correct primer for Dubai substrates.

Hardware chosen for salt air

Stainless and coated ironmongery rather than untreated mild steel on the coast, where salt finds every unprotected fixing inside a season.

Melamine and laminate units take 3 to 5 weeks from BOQ approval, PU paint and veneer finishes 5 to 8 weeks because both need curing, a walk-in dressing room 5 to 6 weeks, and a full property joinery package 6 to 10 weeks. Imported stone and European furniture shipped by sea can run 8 to 16 weeks or longer, which is why those orders go in during the design stage.

Palm Jumeirah and other Dubai World communities go through Trakhees instead. Purely cosmetic work usually needs only the community and building approvals.
